Our Lite bridging range offers a simplified option for straightforward cases and is available to UK limited companies, including those with international ownership. It provides the same competitive rates as those available to UK-based borrowers and can be used for residential, mixed-use, and commercial properties in London, the Home Counties, and major UK cities. Do I need to travel to the UK to complete the loan?

There is no requirement to travel to the UK to complete any documentation. However, KSEYE requires that a UK solicitor is appointed, and loan documentation is signed in the presence of an overseas SRA registered solicitor.

    Our foreign national bridging finance can be used for the property types covered by our residential, mixed-use and commercial bridging loans. This ranges from BTL properties, including HMOs, through to retail units, restaurants or offices. As long as the property is in England and Wales, a KSEYE bridging loan could provide the funding required.

    KSEYE’s foreign national bridging loans are available to individuals and overseas registered companies, as long as they have a UK bank account to receive the funds on completion of the loan. Our foreign national bridging loans are available to clients that do not have a UK credit footprint, due to the enhanced due diligence we conduct as part of the loan application.

    Please note that applications originating from a Sanctioned country, as defined by the Home Office, will be declined.

    We respond to enquiries by issuing underwritten indicative terms within a few hours of submission. An Agreement in Principle (AIP) will be issued within 24 hours of completion of our full application form.

    With property valuation, enhanced due diligence and legal checks, we typically complete within a few weeks. However, we can deliver funds within days when a client requires it.

    Towards any enquiry, we will need a range of information, including:

    • Estimated property value
    • Loan amount
    • Loan exit details
    • Client details


    As the loan application progresses we will also need proof of income, and of the source of funds for the portion of the loan that our funding would not cover, as part of an enhanced due diligence process.
